- Self-sealing quality asphalt roof shingles with a
manufacturer's 20-year warranty.
- All sub flooring nailed and screwed and joints sanded as
per the Vendor's specifications.
- 9'0 Ceiling on 1st floor. 8' on second floor. Main floor
powder room and laundry room to have dropped ceiling.

Exterior Doors and windows
- 8' high steel clad insulated main entry door(s) with front
door window insert and antique black hardware. (As per plan).
- Six foot sliding door complete with screen and/or French
door at main floor rear entrance. (As per plan)
- Raised cladwood sectional roll up garage door. (as per plan)
- Insulated metal door from garage to laundry or garage to
main hall. (as per plan). If grade does not permit, rough-in only.
- Maintenance free all thermopane vinyl casement and fixed
windows on 1st and 2nd floors (minimum of one operator window per
room) with decorative muntin bars sealed between the panes on front
elevations. As per plan (Excluding vinyl basement
windows) (As per plan - Corner lot elevations to receive additional
side yard treatment as per Builder Architectural Control)

- Deep acrylic tubs in all bathrooms. Ensuites with separate
shower to have oval tubs as per plan.
- Bathroom tub enclosures to include imported 6" x 8" ceramic
tile to height of (dropped) ceiling. Separate shower stalls to include
marble thresholds and tiled ceilings with waterproof light.

Selection of Features
- All exterior packages are subject to architectural control
for the purpose of providing a pleasing streetscape. The Vendor may, at
their sole discretion, make changes to exterior colour selections
previously made by the Purchaser.
- Purchaser to have one free consultation with the Vendor's
Décor Consultant to choose colours and materials from available
Vendor's samples, at the Vendor's Décor Centre, unless already selected.

- All plans and specifications are
subject to modification from time to time at the sole discretion of the
Vendor. Exterior elevations will be similar to those depicted in the
renderings, but not necessarily identical. Substitutions made by the
Vendor will be subject to the terms and conditions of TARION
(O.N.H.W.P.) relating to Builder's substitutions.
- Furnace, hot water heater and support
columns in basement to be installed as per Builder's specifications.
Builder's Warranty
- A One (1) year workmanship warranty
- A Two year mechanical warranty
- A Seven (7) year major structural
warranty in accordance with The Tarion Warranty Program.
